Frequently Asked Questions

Are there any fees?

None! We cover all of the traditional closing costs associated with a real estate transaction. Whether you sell to us or not, we don’t charge you anything.

What types of houses do you buy?

We buy single family houses, townhomes, condominiums, duplexes, quadruplexes, raw land and mobiles homes (if you own the land).

What if my house has tenants?

We do purchase property with existing tenants (good or bad). Tell us about your existing lease agreement and we’ll find a solution that works for you and your tenants.

What if my tenants are behind on rent?

We’re happy to let your problem tenants become our problem tenants.

How soon can I get paid?

We send the money to the title company on the day of closing. Once they’ve verified all the closing paperwork and recorded everything with the county, the funds will be electronically wired to your bank account. Typically 1 business day.

Will I get paid with cash or a check?

It’s standard practice for title companies to use a secure wire transfer directly into your bank account when disbursing your proceeds.
You can request a certified cashiers check at closing if you prefer, but note that a cashiers check often takes longer to clear when depositing due to holds placed by most banks on a check of that size.

What if I need time to move?

We can work with you! Tell us about your needs at your walk thru and we can find the leaseback program that works best for you.

Do we have to pay any closing costs?

No. We cover traditional closing costs such as title insurance, escrow fees, document preparation, recording fees and notary fees.

How soon can I get an offer?

As soon as you need to. We’ll work with you to find the closing timeline that best meets your needs.

How do taxes get paid?

You don’t need to bring money to closing. Any outstanding property taxes can be deducted from the sale of the property and deducted your final proceeds.

Do I need to clean up the house before you see it?

We appreciate the courtesy, but please don’t feel like you have to clean or tidy up for us! Our acquisitions managers have trained eyes that allow them to see past any clutter you may have and focus on the property itself.

Can we leave stuff behind?

We ask that you let us know ahead of time so that we can make arrangements to donate or remove any contents you wish to leave behind.
