Cash sale vs owner financing your house

Side by side

Sale price Cash sale Lower. A cash price accounts for repairs and the cost of paying everything up front. Owner financing Higher, and it can reach or exceed market value. The longer the payoff, the higher the price can go.
When you are paid Cash sale All at once, at closing. Owner financing A payment at closing in some cases, then monthly payments for years.
Interest Cash sale None. You receive the price and nothing more. Owner financing The buyer pays you interest on the balance, on top of the price.
Security Cash sale Nothing to secure. The sale is final at closing. Owner financing The note is secured by a deed of trust on the house. If payments stop, you can foreclose and take the house back.
Repairs Cash sale None. We buy as-is. Owner financing None when you sell to us. We buy as-is either way.
Taxes Cash sale Any taxable gain is generally reported in the year of the sale. Owner financing An installment sale can spread a taxable gain across the years you are paid. Ask your CPA how it applies to you.

How owner financing works

With owner financing, you act as the bank. The buyer signs a promissory note agreeing to pay you an agreed price over time, with interest, and a deed of trust that pledges the house as security for that note. The title company records the deed of trust in the county records, just as it would for a mortgage lender.

The deed transfers to the buyer at closing, and you receive monthly payments until the note is paid off.

Why it usually pays more

A cash buyer has to pay everything on day one, and the price reflects that. When the price can be paid over time, a buyer can afford to pay more for the same house. The trade-off is time: the higher the price, the longer the payoff, and a higher price is never free.

Interest adds to the total. Over a long payoff, the interest a seller collects can add up to a substantial share of the price itself.

What protects you

Your protection is the house. Because the note is secured by a recorded deed of trust, a buyer who stops paying risks losing the property. In Texas, a seller can foreclose on a deed of trust and take the house back, usually without going to court. The house also has to stay insured, and the property taxes paid, which protects the value behind your note.

Foreclosure takes time and has costs, so the strongest protection is a buyer you trust to pay. When you sell to us, you are lending to an established Dallas-Fort Worth home buyer that has been in business since 2011.

Which one fits you

A cash sale fits when you need the money now: to buy your next home, pay off debts, settle an estate among heirs, or close a chapter quickly.

Owner financing fits when the house is paid off or close to it, you do not need a lump sum, and steady monthly income appeals to you, for example in retirement or when you are tired of being a landlord but want to keep the income. If you are unsure, we can show you both offers for the same house.

Common questions

Is owner financing safe for the seller?

The note is secured by a recorded deed of trust on the house, so if the buyer stops paying, the seller can foreclose and take the property back. The bigger factor is who the buyer is, which is why many sellers prefer to carry a note for an established company.

How much more can owner financing pay?

It depends on the house and how long the payoff runs. A longer payoff supports a higher price. Our Name Your Own Price tool lets you set a price and see the monthly payments and the total you could collect.

Can I sell the note later if I need cash?

Often, yes. Investors buy seller-financed notes, usually at a discount to the remaining balance, so selling one early means taking less than you would collect by waiting.

Do I still have to make repairs?

No. We purchase as-is whether we pay cash or buy with owner financing.

How are the taxes handled?

Owner financing is often reported as an installment sale, which can spread a taxable gain over the years you are paid. Every situation is different, so ask your CPA before you decide.

Recommends Metroplex Homebuyers

Metroplex Homebuyers made selling my house an extremely easy and worry-free process! Josh came out quickly and made me a great offer on the spot! By the next day, Brandon had contacted me and was in touch with the title company to ensure that the closing went smoothly. Every time I had a question (and I had LOTS of questions) they answered promptly and thoroughly. They were friendly and appreciative of my business! The title company they work with was also wonderful. A notary even came to my house to make my life easier. The house was paid off and money was in my account the next day! I highly recommend this company to anyone that wants to sell their house quickly and for a great price.
